Before photography: make the rooms ready

Settled.govt.nz recommends cleaning and decluttering when preparing a property for sale, and suggests professional help if time is short. Treat that as a presentation plan, not a promise of a higher sale price or a faster sale.

  • Confirm photography and viewing dates with the person coordinating the sale.
  • Finish sorting belongings so surfaces and floors are accessible.
  • List the rooms that will be photographed and the areas needing extra attention.
  • Consider windows or carpets early enough to discuss separate arrangements.
  • Identify marks that need repair or touch-up rather than more cleaning.

Focus the cleaning brief

Walk through the home as a visitor would, beginning at the entrance. Look at ordinary details that can distract from a room: a marked mirror, a busy kitchen bench or dirt at a doorway. Keep your brief tied to the actual condition.

  • Look at entry floors and the visitor route.
  • Empty household bins as needed and leave rooms ready to use.
